Livion Guarantee

A clearer next step, for both sides.

What is the Livion Guarantee?

It is the approach behind Livion: support for the people on both sides of a move, clear costs and conditions, and your approval before you commit. We bring the questions, decisions and next steps together so you know what happens next.

Payment protection is still being developed. The Livion Guarantee is not an insurance policy or a promise of a home, a tenant, compensation or a refund in every situation.

Link to this answer
Who is the support for?

Renters, private landlords and housemates offering a room. The aim is to help both sides understand the process, clarify questions and coordinate the next step, from an introduction to move-in.

Each person keeps control of their own decisions. The tenant and landlord agree the tenancy directly.

Link to this answer
Does it include refunds, hotel stays or rent cover?

The Livion Guarantee is our approach to clear costs, support and personal approval. It is not insurance. For future supported bookings, first-month rent has its own cancellation schedule and qualifying-failure refunds. The renter’s Livion fee is normally retained after confirmation for voluntary cancellation, even when first rent is refunded. Mandatory rights remain.

No live payment protection, hotel cover, replacement accommodation or rent-default cover is active on this website. Deposits are separate. Read the booking and cancellation policy.

How can I speak to Livion?

Email help@livion.com for service questions or compliance@livion.com for privacy requests, formal complaints or safety reports. You can also book a call for a general conversation.

We do not promise 24/7 support or a fixed response time. A support telephone number and live-booking coverage are still to be added. Contact details and reporting instructions.

Is Livion an estate agency?

No. Livion is a matching platform. We bring people and homes together and provide supporting tools for communication, Stripe payments, verification and signing where available.

The landlord sets the rent, chooses the tenant and supplies the home. The renter decides whether to accept. They make their tenancy agreement directly. Livion does not negotiate or sign as either party’s representative and remains responsible for its own services. Our role and responsibilities.

Where can I find the terms and policies?

Read our Terms and conditions, Booking and cancellation policy, Privacy notice and Cookie and device storage notice. Contact and reporting explains how to get help or make a complaint.

The current site is a preview. The service order and applicable terms are supplied before commitment; the booking confirmation follows and can be saved.

Where is Livion free for renters?

Renters pay no Livion fee in the Netherlands or the United Kingdom. The US plan also has no renter fee in New York City, Newark, Massachusetts, Washington, DC and Seattle. Private landlords pay €49 in the Netherlands, £49 in the UK or US$49 in the listed US markets per confirmed booking, plus applicable tax and disclosed payment-processing costs.

Rent, the agreed deposit and applicable property charges are separate. See the costs overview.

Link to this answer
Does free mean I do not pay rent or a deposit?

No. Free refers only to the renter’s Livion fee where the renter column shows €0, £0 or $0. Rent, any agreed deposit, utilities and other applicable property charges remain payable under your rental agreement. Check what is included, who receives each amount and when it is due before committing.

Link to this answer
Do renters need a paid membership?

No. Renters in the Netherlands and UK do not need a paid Livion membership or subscription. Landlord services are paid.

Link to this answer
Will I know the fee before I commit?

Yes. Any Livion fee, what it covers and when it is payable will be explained before you accept a paid service. A price change will not add a new fee to a service you have already agreed to use for free.

Link to this answer
What does Livion cost in other countries?

The full pricing plan is listed in the costs overview. The landlord base fee is €49 in the listed euro markets, £49 in the UK and US$49 in the listed US markets. Renter fees are shown separately for each destination.

The conditions underneath the tables explain how local rules and service availability affect the fees. A listed destination or price does not confirm that homes or live bookings are available there.

Link to this answer
What conditions apply to these fees?

The tables show Livion’s fees per confirmed booking, before applicable tax. A renter fee applies only where the location, rental and service provided allow it. Paid renter services in the markets shown still need confirmation before live bookings become available.

Any landlord payment-processing costs, the included services and the full total will be shown before you accept. Browsing this website does not incur a booking fee. Rent, deposits and property charges are separate.

Link to this answer
How would payment protection work?

Stripe is the selected provider for the intended payment service. Before a payment feature is enabled, the order must identify each amount and recipient, collection and release conditions, and the exact cancellation and reporting deadlines. Stripe does not provide an escrow account.

For supported bookings, the planned first-month-rent service combines a cancellation refund schedule with a 48-hour review from actual agreed access. Delayed access and a timely qualifying serious report pause release. The current website takes no payments and cannot hold or refund rent. Planned move-in review.

Link to this answer
Can I pay through this website?

No. The payment screens explain the intended experience. This website does not take card details, collect rent or deposits, hold funds or release payments. A payment status shown in a product example is illustrative.

Link to this answer
Who holds and returns the deposit?

The rental agreement must state who receives the deposit, the return conditions and how any deductions or dispute are handled. Livion does not currently hold or protect deposits. Keep the agreement, payment records and a move-in condition record together.

Link to this answer
When do I pay the Livion booking fee?

For future ordinary live bookings, the fee is charged at booking confirmation, after both parties accept the details and the required payment succeeds or an invoicing arrangement is expressly agreed. The total, tax, included services and cancellation terms are shown first.

The country amounts stay as shown in the pricing table. Browsing or making an enquiry is free. This website cannot charge you. Fee timing.

Link to this answer
What does the Livion booking fee include?

It pays for the digital booking service described in your order: the matching and communication tools and the payment, verification, signing or support features expressly included. You see the actual scope before accepting.

It does not include rent, deposit, utilities, repairs, insurance or hotel accommodation. Charging at confirmation does not mean all future support has already been delivered.

Link to this answer
Is the Livion booking fee refundable?

Under the policy for future bookings, the renter fee is normally non-refundable from confirmation if the renter voluntarily cancels, including within the first 24 hours. A refund of first-month rent does not automatically refund that fee. There is no additional cancellation-handling fee.

The renter fee is refunded for landlord cancellation or a qualifying booking failure. If Livion causes the failure, both parties’ fees are refunded. Statutory withdrawal rights, fair-term requirements and deficient-service remedies remain. Deposits are separate. See the full policy.

Link to this answer
How will I know a refund is on its way?

For an enabled payment service, Livion explains the refund amount and decision, then confirms when it is submitted to the provider. Bank arrival is a separate step and can vary by payment method.

A full Livion-fee refund includes the tax paid on that fee. We do not force it into credit or deduct processing costs from a promised full refund. Contact support if the expected posting period supplied with your refund passes.

Link to this answer
Does Livion collect every month’s rent?

The intended basic payment service concerns the first month’s rent and Livion’s booking fee. Later rent is paid under the tenancy’s separate instructions. Your order must identify each recipient and due date.

Deposits are also separate, including any legally required deposit scheme. A first-rent refund does not decide later rent liability under the tenancy. The current website collects none of these amounts.

Link to this answer
How much first-month rent is refunded if I cancel?

For future supported bookings, cancellation received within 24 elapsed hours of confirmation and before actual agreed access refunds 100% of first-month rent, overriding the date tiers. After 24 hours, voluntary cancellation before access refunds 100% at 31 or more days before scheduled move-in, 50% at 15–30 days, and 0% at 14 days or fewer. Unrefunded first rent is allocated to the landlord, subject to applicable rights and re-letting adjustments.

Days are counted between the cancellation-receipt date and scheduled move-in date in the property’s local calendar. Exact deadlines are shown before commitment. A landlord’s access delay does not automatically trigger a cancellation penalty when the scheduled date passes. After both parties have a reasonable chance to respond, a confirmed renter no-show after the 24-hour window, with lawful access available and no qualifying failure, follows the 14-days-or-fewer cancellation tier: no first-rent refund, renter fee normally retained and landlord fee refunded. A no-show does not start the actual-access review clock.

Livion fees and deposits are separate: the renter fee is normally retained even within 24 hours. Local law, fairness, qualifying failures and earlier accepted terms can change the result. The tenancy remains separate. This preview takes no payments. Full first-rent refund rules.

What is different about Livion?

Livion is being built around the home and the people you will share it with: practical fit, mutual interest, conversation and a viewing before the next decision. You can start with a place, a roommate or people to search with.

HousingAnywhere and Spotahome offer established online rental-booking journeys. Local portals such as Funda and idealista help you discover properties and contact the advertiser. The right route depends on what you need and what is available in your destination.

Link to this answer
Does every platform offer the same protection?

No. An online booking service, a property portal and Livion’s planned journey have different roles. Read the terms for the specific service, including who takes payment, when funds are released and how to report a problem.

HousingAnywhere and Spotahome publish payment and move-in protections with conditions. Livion’s payment protection is still being developed. A listing on a property portal does not by itself tell you which protections an advertiser or separate service offers.

Finding a home

Start with the home — or the people.

How does Livion work?

Tell us your city, budget, timing and what life at home looks like for you. The intended journey brings relevant homes and people together, explains the practical fit and opens a conversation when both sides are interested.

From there, arrange a viewing, decide together, and review the agreement and payment steps. See the journey.

Link to this answer
Can I find my people before finding a home?

Yes, that is one of the journeys we are designing. Start with people who have similar plans, get to know one another and then look for a home together. Interest in a group does not commit you to renting together.

Link to this answer
Can I look for a room or a whole apartment?

Both. You can explore a room in a shared home, a place of your own, or finding people to rent with. The homes on this website are examples, not live available listings.

Link to this answer
Is Livion for students and people moving from abroad?

Yes. The concept includes students, international students, people relocating and anyone looking for a home or housemates. Your dates, budget and intended stay help explain the fit. A match does not confirm a visa, registration, study or tenancy requirement.

Link to this answer
What does a fit score mean?

Fit describes how stated preferences line up, such as budget, move-in date, stay length and everyday routines. A score shown here is illustrative. It is separate from identity checks, funding evidence and the decision to rent.

Use the reasons as a starting point for conversation. You decide whether the home and the people feel right.

Link to this answer

Offering a place

For private landlords and existing housemates.

Can I offer a spare room or my whole place?

Yes. Choose a roommate for a shared home or a tenant for a whole property. Be clear about rent, dates, what is included and the way the household lives. You must have the right or permission to offer the home.

Explore the setup. It is a local preview and does not publish a listing.

Link to this answer
What information should I prepare?

Photos, location, rent and other charges, deposit, availability, intended stay length, amenities and viewing times. For a shared home, include the household’s routines and expectations. The planned checks also cover your identity and ownership or authority to let.

Do not upload identity documents or financial evidence to this preview.

Link to this answer
Who chooses the tenant or roommate?

You do. Livion is designed to organise introductions and practical fit information. The people involved decide whether to meet and move forward. The tenant and landlord make the rental agreement directly; Livion does not choose on their behalf.

Link to this answer
What does a private landlord pay?

€49 in the listed euro markets, £49 in the UK or US$49 in the listed US markets per confirmed booking. These are the landlord base fees, excluding applicable tax and payment-processing costs. The full amount, included services and payment timing will be shown before you accept a paid service.

Talk to us about your place.

Link to this answer
Can I reuse a property when it becomes available again?

Reusing property details for a later vacancy is part of the planned service. The current marketing website does not store property records or publish vacancies.

Link to this answer
Can I list a room if I rent the home myself?

Only if you have the required permission and legal authority to sublet or offer it. Check your tenancy, the owner’s consent and applicable local rules first. Existing housemates cannot bind an owner or another tenant without authority.

Be clear about who the legal landlord is, who lives there, the permitted occupancy and the costs. The current setup does not publish a listing.

Link to this answer
What are the rules on fair selection?

Use lawful, relevant housing requirements and accurate information. Do not discriminate unlawfully, harass applicants or infer sensitive characteristics from a photo or profile. A fit score does not give permission to discriminate.

Report discrimination or misleading content to compliance@livion.com with a page or listing reference and a short explanation. How to report.

Link to this answer

Viewings & booking

A yes from both sides, one step at a time.

What happens when both sides are interested?

The intended next step is a conversation, with the home and the practical fit in view. Ask questions, discuss anything that does not quite line up and agree whether to arrange a viewing. An introduction or a like is not a rental commitment.

Link to this answer
Can I see the home before committing?

A viewing is part of the Livion journey. The aim is to coordinate a time that works for both sides so you can see the home and meet the people. The host shows the property; you decide whether to proceed.

The viewing examples on this website do not reserve a real appointment.

Link to this answer
When am I committed to a rental?

Browsing, liking a profile or viewing a home does not itself make a rental agreement. Before accepting an offer, check when it becomes binding, what its terms mean and which payment obligations start. Ask for clarification before you agree to anything you do not understand.

The planned flow makes the decision and its conditions explicit. This website cannot accept an offer or sign an agreement.

Link to this answer
Who makes and signs the rental agreement?

The renter and landlord agree and sign directly. Livion can help organise the document and provide a signing tool where enabled. We do not negotiate or sign on either party’s behalf, and a template is not individual legal advice.

Review the parties, property, rent, deposit, dates, responsibilities and local formalities before signing. Each party should receive the final document and signing record. Digital signing is not active on this website.

Link to this answer
When would I need to verify my identity?

The planned flow checks renter identity before commitment and lister identity and authority before publication. Identity, funding evidence and authority to let are separate checks. Their provider, purpose and lawful use must be explained before collection.

The current site collects no identity documents. A provider’s identity result cannot be used for a prohibited housing-eligibility purpose, and it is not a guarantee that a home or person is risk-free.

Link to this answer
What counts as a confirmed Livion booking?

For the future live service, both sides accept the property, dates, service order and applicable terms; required payments succeed unless an invoice arrangement was expressly agreed. Livion then sends a confirmation you can save.

An introduction, like, viewing, payment authorisation or draft agreement alone is not confirmation. The tenancy can become binding separately under local law. No booking can be made through this preview.

Link to this answer
Is an electronic signature enough for every tenancy?

No single signing method fits every tenancy. Requirements can depend on the country, lease type, term, signature level and any registration or witnessing formalities.

Livion’s intended signing help keeps each party in control. Check the agreement and relevant requirements before signing, and retain the final copy and signing record. A signing tool does not replace legal advice.

Link to this answer

Changes & move-in

If plans change, make the next step clear.

What if I need to cancel?

For future supported bookings, cancellation received within 24 elapsed hours of confirmation and before actual agreed access refunds 100% of the first month’s rent. After that window, voluntary cancellation before access follows the 31-day, 15-day and 14-day rent-refund tiers.

The renter’s Livion booking fee is normally retained from confirmation, including within those 24 hours. If the renter cancels before access, the ordinary landlord fee is refunded. There is no additional cancellation-handling fee. Statutory withdrawal, fair-term requirements and deficient-service remedies remain.

Email help@livion.com; commercial cancellation counts on receipt, while statutory withdrawal has separate legal deadline and dispatch rules. Deposits are separate, and cancelling a Livion booking does not automatically terminate a tenancy. Earlier accepted bookings retain their agreed policy. This preview takes no payments.

Link to this answer
What if the landlord cancels or the move-in is delayed?

Under the planned provider arrangement for supported bookings, landlord cancellation or a confirmed qualifying serious failure refunds 100% of the first month’s rent and the renter’s Livion fee. The landlord has no cancellation-compensation entitlement to that rent; their own Livion fee is normally retained, subject to applicable rights and justified exceptions. If Livion causes the failure, first rent and both Livion fees are refunded.

Report delayed access promptly. Release pauses, and the 48-hour review starts at actual agreed access. A scheduled move-in date passing because the landlord delays access does not automatically create a renter cancellation penalty. Deposits remain separate. This preview cannot hold, pause or refund rent, and we do not promise a hotel or replacement home.

Link to this answer
What if the home is different from what was agreed?

Tell the landlord and email help@livion.com with the booking reference, a description, the listing or agreement and safe-to-obtain dated photos. Prioritise safety. Lack of lawful access, fraud or a serious material mismatch can qualify for a full first-month-rent and renter-fee refund under the planned provider arrangement; a confirmed qualifying failure gives the landlord no entitlement to that rent.

For an enabled protected booking, report within the disclosed 48 elapsed hours from actual agreed access. Delayed access or a timely qualifying serious report pauses release while assessed. Minor cosmetic differences alone do not establish a full-refund claim, but repair and legal rights remain. The current preview has no live protection window. Reporting and review conditions.

Link to this answer
What should we agree before move-in?

Confirm the arrival time, who hands over the keys, access details, payments due and contact person. Review the condition of the home together, note any existing damage and record meter readings where relevant. Keep a copy of the signed agreement and handover record.

Link to this answer
Who handles repairs after move-in?

Follow the reporting process in your rental agreement and contact the landlord or property team. The landlord or organisation chooses and books the repair company.

Link to this answer
Is Livion an emergency service?

No. For immediate danger, contact the appropriate local emergency service. For urgent property problems, use your landlord’s or building’s emergency contact. Do not wait for a scheduled Livion call.

Link to this answer
Do I still have statutory withdrawal rights?

Yes. Where applicable, consumers have a statutory period, normally 14 days, to withdraw from Livion’s own distance service. Conditions can apply to expressly requested work performed during that period. The commercial non-refund rule does not replace those rights.

Email help@livion.com with any clear withdrawal statement. A legally required online withdrawal function must also be available when live consumer contracts are concluded online. Withdrawing from Livion’s service does not automatically terminate a lease. Withdrawal information and model notice.

Link to this answer
What happens to the landlord’s booking fee after cancellation?

If a renter voluntarily cancels a future confirmed booking before actual agreed access, the ordinary landlord fee is refunded, including within the first 24 hours. This is separate from any first-rent amount allocated to the landlord under the cancellation schedule.

A landlord who cancels after confirmation or causes a qualifying failure normally still owes their Livion fee, subject to applicable rights and justified exceptions; the renter fee and first rent are refunded under the planned provider arrangement. If Livion causes the failure, both parties’ fees and first rent are refunded. No additional fixed penalty is imposed, and the landlord’s fee cannot reduce the renter’s refund.

Link to this answer
What if the landlord rents the home to someone else after I cancel?

Under the planned first-rent policy, replacement rent received for overlapping dates reduces the landlord’s cancellation compensation proportionately. The renter receives the corresponding recovered overlapping rent, capped at the cancellation compensation and the first-month rent originally paid.

The landlord must disclose the replacement dates and rent so the adjustment can be checked. This prevents compensation for the same dates being collected twice; it does not promise a replacement renter. Livion fees, deposits and any continuing tenancy obligations remain separate, and mandatory rights apply. This preview cannot process refunds. Re-letting and refund adjustments.

Checks & privacy

Know what a check means and who sees your information.

What do identity and property checks tell me?

An identity check, funding review and a check of permission to let answer different questions. A useful result should show its source, date, scope and limits. None guarantees a person’s behaviour, a property’s condition, future rent payments or a successful tenancy.

The identity marks and scores on this website are product examples.

Link to this answer
Who would see my documents?

The current preview collects no identity or financial documents. A live feature must explain the named recipient, purpose, access and retention before you share evidence. An identity check result is not automatically available to a landlord; provider rules and privacy law apply.

Do not send passports or full bank statements through ordinary email, public profiles or call-booking notes. A secure route and relevant privacy notice must be available first.

Link to this answer
Can I change or delete the details I enter here?

You can edit the setup preview or reload to reset it. It keeps answers only in the current tab’s memory and creates no Livion account.

For information sent by email or through call booking, contact compliance@livion.com to request access, correction or deletion, subject to applicable rights and record-keeping duties. Your privacy rights.

Link to this answer
Can I make a real booking or account on this website?

Not yet. This website presents the Livion service concept. Homes, people, messages, verification marks, agreements and payment screens are illustrative. The setup does not submit an application or create an account.

Privacy & safety explains the current website and the approach to personal information.

Link to this answer
What should I do about a suspicious message or payment request?

Pause and check the sender and payment recipient through a trusted route. The current Livion website takes no payment, so a request claiming you paid or booked through this preview needs checking. Email help@livion.com with the message or payment reference, excluding sensitive account details.

An agreed direct deposit or later-rent payment is not automatically fraud. Unexpected duplicate booking fees, changed bank details or pressure to pay are reasons to verify. If you already paid, contact your payment provider promptly.

Link to this answer
What if I cannot complete a verification check?

The current website does not run checks. Before a live check is enabled, Livion must explain supported documents, the provider, how to correct an error and how to request human help or an appropriate alternative. A failed check is not proof of dishonesty.

Contact help@livion.com without attaching your ID. An identity provider’s result must not be used for a prohibited housing-screening decision.

Link to this answer
Does Livion use advertising cookies?

The reviewed current page code has no advertising or optional analytics scripts and sets no application cookies or browser-storage entries. Preview selections work in memory. The hosting service may separately use necessary security or delivery functions.

External services such as Google Calendar have their own policies. Cookie and device storage notice.

Link to this answer
Can I ask for a person to review a decision or complaint?

Yes. Email compliance@livion.com with the reference, why you disagree and any new information. You may request free human review of a moderation decision within six months; statutory rights remain.

There are no live automated housing decisions in this preview. A future matching or verification feature must explain its limits and review route.
